Why is it essential to regularize my plot or land, and what are the risks of not doing so?

Regularizing a plot of land is essential to guarantee the legal security of your property. An irregular plot (without registration or title deed) cannot be sold, financed, or used as collateral, resulting in a significant loss of market value. The greatest risk is having your possession challenged in court and losing the property due to not possessing a definitive title deed.
Having possession means only using the property (living in it, taking care of it) and having, at most, a purchase and sale agreement. Having ownership means being the legal owner, with your name registered in the Property Registry at the Land Registry Office. The regularization process is what transforms possession into ownership.
The most common way to transform unregistered possession into legal ownership is through adverse possession (usucapião). Depending on the length of possession and the requirements met, we use either the judicial route or extrajudicial adverse possession at a notary's office, which is faster. We analyze your case to determine the most efficient and secure method.
Building regularization is done in two stages: first, urban planning regularization at the City Hall (to obtain the occupancy permit and approve the project according to the Building Code) and, second, regularization at the Land Registry (with the registration of the construction in the property's title deed). We guide you through all stages, guaranteeing the legal compliance of your property.
The duration and cost of regularization vary greatly, as they depend on the complexity of the situation (whether it's adverse possession, subdivision, or just a registration) and the responsible agency (Registry Office or City Hall).
